A major mixed-use redevelopment project, AQUA GATE Senju Okawabata, is moving forward in Adachi-ku, Tokyo. Covering approximately 5.2 hectares along the Sumida River, the project is planned to deliver approximately 2,100 residential units, complemented by retail facilities, parks, childcare services, and senior living facilities.

The first residential development, Park Tower Senju Okawabata, by Mitsui Fudosan Residential, will feature 586 condominium units in a 34-story tower. Apartment layouts will range from one-bedroom to four-bedroom units, with floor areas of approximately 46.70 to 108.97 square meters. Sales are scheduled to begin in July 2027, with completion expected in January 2030 and occupancy in April 2030. Prices have not yet been announced.

The project benefits from convenient rail access, with Keisei Sekiya Station approximately three minutes away on foot and Ushida Station four minutes away. Kita-Senju Station, a major transport hub serving multiple railway lines, is approximately a 14-minute walk away.

The wider master plan includes several additional residential developments, bringing the total to approximately 2,100 units, alongside commercial facilities, landscaped public spaces, childcare centers, and senior care facilities. Construction is expected to proceed in phases through approximately 2034.
