Tokyo Kantei Co. released its July 2026 data on monthly rental trends for condominium apartments across Japan’s three major metropolitan areas. The figures are based on advertised rents for condominiums offered for lease, converted to a per-square-meter basis.
In the Greater Tokyo area, average condominium rent rose 0.4% month on month to ¥4,209 per sq. m., marking the second consecutive monthly increase. Tokyo rents increased 0.5% to ¥4,963 per sq. m., surpassing the previous 12-month high recorded in February. Kanagawa also rose 0.8% to ¥2,892, while Chiba edged down 0.1% to ¥2,240. Saitama posted the largest increase, up 5.2% to ¥2,368, partly due to a rise in newer listings in Saitama City, where rents are relatively high.
In the Kinki region, rents fell 0.4% to ¥2,487 per sq. m., marking the first decline in nine months as major areas weakened. Osaka rents declined 1.1% to ¥2,906, also their first drop in nine months, while Hyogo fell 1.3% to ¥1,903.
The Chubu region saw rents decline for the third consecutive month, falling 1.6% to ¥2,110 per sq. m. Aichi recorded a 1.8% decline to ¥2,169.
Overall, the data indicates that condominium rents in the Greater Tokyo area remain firm, led by Tokyo, while rental markets in the Kinki and Chubu regions showed signs of weakening in July 2026.
