According to Real Estate Economic Institute, the number of newly built condominiums released for sale in the Tokyo metropolitan area reached 1,163 units in April, up 15.6% from a year earlier. Sales increased notably in Tokyo’s 23-ku, Kanagawa, and Saitama, while Chiba saw a sharp decline.
Despite the increase in supply, the initial contract rate fell to 62.3%, indicating somewhat weaker buyer demand. Meanwhile, prices continued to rise significantly: the average unit price climbed to 87.36 million yen, and the average price per square meter increased for the 12th consecutive month.
At the end of April, the number of unsold units in inventory stood at 6,313, slightly lower than the previous month. The market overall suggests that supply is recovering, but high prices are making buyers more cautious.
