Chuo Jutaku, part of the Polus Group, unveiled its new residential development “Villagia Maihama — The Homes of Aspiration” in Urayasu, Chiba. Located a 15-minute walk from JR Maihama Station and near Tokyo Disneyland, the 12-home project leverages the area’s popularity as a bay-side residential district and incorporates resort-style design elements.
The development sits on a 1,300 m² former parking lot with roads on three sides. Although the site—an inland residential area north of Maihama Station—did not experience liquefaction during the 2011 Great East Japan Earthquake, the company conducted 4-meter columnar ground improvements. The project also adheres to Urayasu’s landscape design standards, with exterior elements such as textured wall finishes, stonework façades, decorative perforated block gates, and natural flagstone paving. All homes automatically illuminate exterior lighting at night under a neighborhood “lightscape” agreement.
Homes range from 100–136 m² lots and 90–99 m² floor area, built with 2×4 construction and certified as long-life quality housing. Floor plans vary from 3LDK to 5LDK, offering features like high ceilings (2.7 m), tall windows (2.2 m), natural or modern interior styles, cedar or Eco-Carat accent walls, dimmable indirect LED lighting, floor heating, and Eco-One systems. Additional amenities include soft-closing doors and optional spaces such as skip-floor dens, shared counters, textile rooms, mudrooms, family closets, and living storage corners.
Since entry registration opened in August, the project has received 187 inquiries. The model home opened on November 1, attracting about 70 groups. Prices for the first six units range from 74.9 to 89.9 million yen, with four out of the five non-lottery units already receiving applications. Completion is expected mid-December, with handover scheduled for late March 2026.
Interest is roughly split between local Urayasu residents and those from neighboring municipalities such as Ichikawa, Funabashi, Edogawa, and Katsushika. Most prospective buyers are families moving from rental units or condominium owners seeking more space. Buyers appreciate the area’s non-reclaimed land stability, spacious layouts, overall townscape, and the relative affordability compared to condominiums or custom-built homes.
